It is attractive and important for potential purchasers to feel confident that their block or estate is properly managed and to this end we encourage early involvement with developers of blocks of flats or housing estates. We can assist with Lease structuring, service contracts, calculation of service charge percentages and the preparation of service charge budgets, to be available at ‘sale from plan’ stage or to be available in the show house/flat.

We have found that such early input can be attractive to potential buyers, giving them the assurance that their investment is professionally managed and that they will not have to deal with collectively managing the building after sale or be in the position of having to find and appoint their own managing agent.

We are happy to structure fees at this initial stage in a manner sympathetic to the needs of the developer, on a fixed fee price per flat/house basis, in order that any fees to the developer will reduce accordingly with each flat/house sold. We very much look to work alongside the developers in a way that will be sympathetic to them and ensure a smooth and professional handover to the residents.
